 @ What This Visa Gives You ?

- If you own  or are planning to buy  a qualifying property in Thailand, you can convert that investment into stable, annually renewable legal status. No employer sponsorship. No business entity. No visa runs.

- Legally, this is an investment-based extension of stay classified under Non-Immigrant ‘B’ (Investment). It is issued for one year at a time, renewable annually, and is designed exclusively for private residential use. It does not authorise employment or commercial activities.

- The process works in two phases: a 90-day initial permit issued at your first Immigration appointment, followed by a full 12-month extension once administrative approval is finalised.

- Confirmed Result: The freehold route is operational. We completed Phase 1 appointments in April 2026  clients are receiving their 90-day stamps.

@ How to Qualify Freehold Condominium Purchase — Currently Active?

- Minimum investment: THB 3,000,000 (declared purchase price, per single unit)
- Ownership type: Foreign freehold, registered in the applicant’s name at the Department of Lands.
- Registration date: For Bangkok properties, transfer must have been registered on or after 1 October 2020.
- For properties outside Bangkok, confirm the applicable date with us directly.
- Off-plan: Units under construction do not qualify until fully completed and registered. Down payments are not counted.
- One unit, one applicant: Each property unit can support only one primary applicant.
- Seller eligibility: The seller must be a Thai individual or a Thai company with no more than 49% foreign shareholding.A foreign seller or foreign-majority entity disqualifies the case even if the investment threshold is met.
